The development application has been lodged for Multiple Dwellings located at 7, 9 & 9A Burns Street, Indooroopilly and 97 Swann Road, Taringa.

Designed by Nettleton Tribe the proposal seeks thirty five (35) Medium Density units within an elongated residential tower, which has been tiered along slope of the site and has a maximum building height of 5 storeys (24.95m high). The three (3) existing single detached dwellings will be removed to facilitate the proposed development. The site is within the Medium Density Residential zone and has road frontages to Swan Road, Rennie Street and Burns Street.



In an Architectural design statement Nettleton Tribe state, “the new building is a fragmented built form broken into many segments and heights. It’s contemporary aesthetic and nature is a reflection on the immediate surrounding architecture from a use, height and material point of view. The building architecture slowly steps up the Burns St. ensuring that the built form reflects the surrounding topography. In addition, very large deep recesses break the façade along the length of Burns St and to the adjoining neighbour. The combination of the extensive stepping and the large recesses provides an appealing built form that is highly articulated and fits nicely into the immediate urban context”.

The proposal provides private open space in the form of a terrace and balconies and includes communal open space (111sqm of area) over two (2) rooftop terraces and includes barbeques, outdoor dining and planter boxes.

The proposal provides 64 car park spaces (59 residential and 5 visitor and 1 disability car parking spaces) within the four (4) basements. Vehicle and pedestrian access is proposed via Rennie Street and Burns Street.

The planners at Urban Strategies state, “the proposed development has been designed and sited to ensure it is suitably separated from buildings on adjoining properties. This has been achieved through location of the building as well as offsetting windows, balconies and floor levels from those on adjoining buildings. The proposal includes significant articulation and variation in materials, textures and finishes which will act to reduce the perceived bulk and scale of each building”.




A total GFA of 4,005sqm is proposed, with 1,150sqm (60%) site cover of the 1,970sqm development site
