A new development application has been lodged for Multiple Dwellings located at 19 Dargie Street, Everton Park.
Designed by MRD Studio, the proposal seeks twenty (20) Low Density dwellings with a maximum building height of 2 storeys (less than 9.5m) that seeks to maintain the identity in accordance with the surrounding two storey detached dwellings. To facilitate the application the existing house is required to be removed.
The proposal provides 33 resident car parking spaces… (30 residential and 3 visitor spaces), 208.75sqm of communal open space and provides 998.61sqm of total private open courtyard balcony space. The total GFA is 2,505.7sqm, with the proposal having a total site cover of 1,459.8sqm (36.8%) over an irregular shaped site of 3,965sqm.
According to the planners at NorthGroup Consulting, “the proposed townhouses consists of 9 detached pods giving the appearance of free standing dwellings with no dwelling greater than 9.5m about ground level and a density of about 200m2 per dwelling unit. The proposal has articulated built form with variations in layout, size and construction materials which work with the shape and form of the land. The proposal respects and works with the setbacks to adjoining built forms to maintain existing privacy and overlooking and does not create built to boundary walls. The proposal achieves a differing residential product not available in this sub locality”.
Summary:
This applicant is an infill application that seeks to reflect the storey height, scale and form the Low Density Residential Zone allows, if Council believe the amenity, lot configuration and modern character design of the building integrates well to the streetscape and area..
