A development application has been lodged for a mixed use development, located at 293 Honour Avenue, 92 and 98 Verney Road West, and 4 Mortlake Road, Graceville.

Development Site

Designed by 77 Architecture the proposal seeks to redevelop an existing commercial building site and provide a two (2) storey building (8.8m maximum height) positioned over the development site that will include Commercial Offices, Food and Beverage outlets, Shop and a Child Care Centre.

The redevelopment provides a larger site, by demolishing the three (3) existing dwellings and commercial building to facilitate proposal. The site is within the District Centre (District) and Character (Character) Residential zones, with road frontage to both Honour Avenue, Verney Road West and Mortlake Road.

The proposal provides 34 car park spaces bicycle storage within car parking area. Vehicle access is proposed to Verney Road West via two (2) vehicle entry points. Pedestrian access to provided at different ground floor locations across the proposal.

The proposal buildings has a 1,033sqm (90%) maximum site cover across the 2,439sqm total development site.

The Architects at Mewing Town Planning  state “the proposed development represents an appropriate land use outcome for the site, having regard to the Overall Outcomes for the zones. The development has been tailored to its location, will increase the diversity of uses and function of the existing Honour Avenue District Centre and will provide the opportunity for existing residents to live within proximity of a mix of uses, including community facilities, which is reflected in the purpose statement and Overall Outcomes for both the District Centre Zone Code and the Character Residential Zone Code”.
