The proposed child care centre includes a under croft car parking area, providing 23 car park spaces (one (1) PWD). The proposed seeks vehicle and pedestrian access via McCullough Street and a separate pedestrian safe access / emergency access to Yamal Street.
The planners at Town Planning Alliance state, “The proposal seeks to establish a use that will directly benefit the local community by providing a service where a demand is evident. The proposal has been designed to ensure it is of a scale and built form that is not overbearing in nature and is sympathetic to the surrounding residential context. The development incorporates acoustic fencing, landscaping and appropriate setbacks to prevent any adverse impacts on the amenity of nearby sensitive uses”.
The proposal includes 821sqm of gross floor area (GFA), with 949.9sqm (59%) site cover across the 1,610sqm site.
