212 Multiple Dwellings – McConaghy Street & Osborne Road, Mitchelton


A development application has been lodged for a Mixed Use – Transit Oriented Development that is opposite the Mitchelton Train Station, located 3-5 McConaghy Street & 66-74 Osborne Road, Mitchelton.

Designed by Ronald Petersen the proposal named ‘Parkside – Mitchelton’ seeks two hundred and twelve (212) x2 bedroom units within a residential tower, including a ground floor retail tenancy along the McConaghy Street frontage. The proposal seeks a medium – high density design to address the property position and style of development.

The building proposes a maximum building height of 15 storeys (approximately 48.3m high) within the Major Centre and Open Space zones and has road frontages to McConaghy Street and Osborne Road. The 7 existing dwellings will be removed to facilitate the proposed development.

The planners at ASI Planning state that “section 4 of the Transit Oriented Development Guide for Queensland permits high rise development over 10 stories within an Activity centre of a Core precinct (within 200m of the station). Therefore, the proposed height and development scale is compliant with the state guidelines for transit oriented development”.

Each dwelling is provided with private open space in the form of courtyards and balconies, with 1,089sqm has been proposed for communal open space. The located public open space is located  to the rear of the building and on the roof, which includes turfed areas, decking, landscaping, indoor pool, gym and sauna, bbq area, roof garden.

322 car park spaces are provided (236 residents, 33 visitors, 13 commercial and 40 park and ride commuter spaces), with the main access proposed to McConaghy Street via new internal common driveway. Pedestrian access is provided to McConaghy Street, Osborne Road,and rear park via the proposed pathway.

The planners at ASI Planning state, “Key Transit Oriented Design elements will be incorporated into this development, whereby the development will deliver adaptability through the creation of a built form that is robust and flexible. The built form will incorporate high quality sub-tropical design that maximises the amenity of the local area surrounding the Mitchelton Train Station, promoting street activity and pedestrian connectivity. The project utilises existing rail infrastructure, urban infrastructure and land to improve the urban form through development that is transit oriented. The proposal will provide excellent access to the Mitchelton rail way station and will contain a mix of uses.”

The proposal is for 24,160sqm of gross floor area (GFA), with 1,745sqm (39%) of site cover of over the 4,770sqm subject site (6.2m – 6.4m of the site is required to be dedicated – approximately 310sqm).
