A development application has been lodged for the Colmslie Business Park Retail Development, which includes a Caltex Service Station, Retail, Fast Food Restaurant and Drive Thru, located at 506 Lytton Road and 32 Colmslie Road, Morningside.

Designed by TfA Project Group, the proposal seeks a Service Station, Shops & Food and Drink Outlet within two (2) buildings located in a redevelopment leased area to the south eastern corner of the vacant industrial property that fronts Lytton Road.

The boundaries of the site will be landscaped (662sqm), with pedestrian pathways provided throughout. Sixty five (65) car parking spaces (including 4 PWD) are positioned throughout the site in proximity to the buildings. Access is not proposed from Lytton Road, however five (5) vehicle access locations (including the Food Outlet delivery) are proposed via the business park internal road network.

The planners at TfA Project Group state, the proposed development is considered a compatible use within the industry zone and is of an appropriate scale and intensity to ensure that there is no significant impact on the existing road network. The proposed development is suitably distanced from any sensitive use and will not generate any unacceptable levels of traffic given the context of the surrounding road network and industrial characteristics of the area.”

The proposal is for 688sqm of GFA, (4,088sqm of impervious area), on the 5,781sqm leased site of the 7.257ha overall area.
