A change to a development approval has been lodged for enhancements to the new Retail Shopping Centre and Multiple Dwellings, located Beverley Avenue, Centre Place Underwood Road, Rochedale South.

Designed by HAL Architects, the proposal is for a Local Centre that includes twenty four (24) Multiple Dwelling, Health Care Service, Childcare Centre, Retail Activities (Food & Drink Outlet and Shop), Indoor Sport & Recreation (Gymnasium) and Office. The site is within the Centre (Neighbourhood Centre) and Low-Medium Density Residential (Apartment) zones.

The proposal includes a mix of land uses within a four (4) storey building with an approximately building height of 18m. The ground floor includes seven (7) food and drink outlets, an office and a health care service tenancies. The first floor includes a childcare center, gym and office tenancies. The second and third floor proposes residential dwellings, with a common recreation area on the rooftop .

The proposal provides private open space in the form of balcony areas for each apartment and communal open space on the rooftop. The communal rooftop terrace space includes barbecue and outdoor kitchen area, within dining furniture and  landscaping.

The proposal provides 142 car park spaces (mix of residential and commercial bays) within the proposed basement and ground floor car parking area. Vehicle access is provided Beverley Avenue via a new internal driveway.

The planners at HAL Architects state the development, “We deem the awning structure necessary to allow for activated retail frontages along the Beverley Avenue, Centre Place and Underwood Road Street frontages. The awning structure will also protect pedestrians and provide shelter during a range of weather events. The width of the awning in our view is modest in scale and only wide enough to allow it to function as intended”.

The proposal includes 7,247 of GFA, sqm (60%), with 2,657.33sqm (88%) site cover over the 3,005sqm site.
