Residential Care Facility – Leitchs Road South, Albany Creek


A new development application has been lodged for a residential aged care facility, located 79 Leitchs Road South, Albany Creek.

Designed by Red Door Architecture, the proposal seeks one hundred and eighty (180) serviced units within three (3) architecturally designed residential buildings. The proposal is for a maximum building height of 2 storeys (less than 12m high) within the General Residential zone and has road frontage to Leitchs Road South. The existing residential dwelling and ancillary structures will be removed to facilitate the proposed development.

The proposed development provides communal open space, landscaped recreation spine and activity nodes which includes outdoor dining areas, a pool and café for residents and their visitors, function areas, library, gymnasium and yoga studio.

The proposal contains 45 car parking spaces (including 2 disability space) to the front of the site between the three buildings. Vehicle and pedestrian access is provided to Leitchs Road South via an internal driveway.

The planners at Land Surveying Dynamics state, “The residential amenity and character of the area is also expected to change from an area comprising broadacre allotments interspersed with detached dwellings and farming activity, to more compact urban forms of development on smaller-sized lots. This in turn will provide for a diverse mix of housing and accommodation choices for residents to age in place.
The area is also appropriately serviced by a network of local centres and community facilities. The proposal seeks to respond appropriately to this intent and to provide a landmark development for this locality, improve neighbourhood permeability by providing for appropriate connection to public space areas and surrounding streets”.

A proposed allows for 9,313sqm of Gross Floor Area with 5,249sqm (54%) site coverage on the 9,676sqm site area.
