A development application has been approved for Multiple Dwellings, Childcare Centre and Café, located at 26, 28 & 30 Lawley Street and Gallagher Terrace, Kedron.
Designed by Regional Design Studio the proposal sought a Mixed Use Development comprising a Child Care Centre, Food and Drink Outlet and Thirty (30) Medium Density apartments with a maximum building height of 7 storeys. The existing single detached dwellings will be removed to facilitate the proposed development. The site is within the Medium Density Residential zone and has road frontage to Lawley Street and Gallagher Terrace.

Child Care Centre
The Childcare Centre is positioned on the ground floor and proposed to accommodate up to 80 children. The facility provides two large outdoor play areas, four group rooms, changing facilities, a reception area, sleep room, kitchen and amenities. Access is provided from Lawley Street and a separate lift from the basement car park. The child care centre seeks to operate from 7am – 7pm Monday to Friday.
Food and Drink Outlet
The take-away café (15sqm) fronts the Gallagher Terrace and seeks to be open 7am – 2pm (Monday to Friday) to service the childcare parents, surrounding residents and users of Bradbury Park.
Medium Density Apartments
The proposal provides private open space in the form of balconies and a rooftop communal open space (120sqm of area) which includes central feature tree, barbeque and seating area, bathroom, accessed via the residential lift. Residential entry/lobby as well as vehicle access is provided via Gallagher Terrace.
The proposal provides 62 car park spaces (40 residential, 16 child care, 5 visitor, 1 PWD and 1 Van spaces) within the basement and access proposed via Gallagher Terrace. Visitor bicycle rack beside the front entrance and dedicated residential bicycle spaces for each apartment. A total GFA of 2,312sqm is proposed, with 1,000sqm site cover of the 1,621.6sqm development site.
According to the planners at AAD, “the design incorporates a range of elements to reduce the building bulk and create visual interest when viewed from adjoining properties, the streetscape and the wider visual catchment. The facades include balconies with glass balustrades, large windows overlooking the street and vertical batten privacy screens that will articulate the built form and break the horizontal mass. A variety of façade treatments and deep recesses will further punctuate and articulate the building form and create visual interest from the street.”
