A development application has been lodged for a Retirement Facility, located at 49-53 Kuran Street and 14-16 Buna Street, Chermside.
Designed by Peddle Thorp, the proposed retirement facility seeks thirty eight (38) medium density units within two (2) residential buildings that have a maximum building height of 3 storeys. The proposal is within the low-medium density residential zone, with road frontage to Kuran Street and Buna Street. Five (5) single dwellings will be removed to facilitate the proposed development.

The proposal provides private open space in the form of balconies and terrace areas, with 228sqm of overall communal space provided through the site. In particular the proposal includes approximately external pool area (100sqm) and internal communal rooms (59sqm) positioned to the centre of the site on the ground level.
The common area includes landscaped courtyard, swimming pool, lounge area, kitchen, cinema and communal room. The buildings are separated by an interconnected corridor.
The proposal provides 50 car park spaces (38 retirement unit spaces, 8 visitors spaces and 4 staff spaces) within the basement and ground floor. All access is proposed via a shared driveway to Buna Street.
The planners at DTS Group state, “The proposed development exhibits a high-quality, subtropical built form outcome that enhances the streetscape and landscape character. The proposal has specifically adopted design measures which ensures the buildings have a strong and positive interface with the street and reduces negative impacts on neighbouring properties. Particular focus of the building design was on providing a high level of articulation, variation and quality materials coupled with a strong focus on subtropical design in response to Brisbane’s idyllic climate”.
The proposal includes 1,791sqm (61%) of site cover over the 2,920sqm site.
