Residential & Open Space Zoning – Kremzow Road & Old North Road, Brendale

A development application has been lodged for a preliminary approval, for the variation of the existing land zoning, located 107-109 Kremzow Road, Brendale.

Designed by Tract Consultants, the proposal seeks to vary the current zoning of the Moreton Bay Planning Scheme and allow the land to be for the purposes allowed under the General Residential Zone and Recreation and Open Space Zone.

The proposal seeks to be consistent with the Warner Investigation Area (WIA) and has prepared a structure plan that has reviewed the 42.8 ha subject site and surrounding land uses.



The structure plan identifies the residential purposes is the logical land use in this location, instead of the currently zoned as General Industry and contains an active Clay Quarry. The residential zoning is believed to best suited to inter-connect well with the residential areas to the north of Kremzow Road.

The site is outlined as predominantly bare of the High or Medium Bushland Habitat areas currently mapped due to ongoing commercial, urban development and mining activities. Residential development is proposed to be supported by green space corridor connecting with Conflagration Creek to the south of the site.

A local park to the centre of the residential area is to be proposed with any future redevelopment, as well linkages via primary and secondary active transport routes.



The planners at Groundwork Plus state,The Next Generation Neighbourhood Precinct is intended to provide a mix of dwelling types to support densities that are moderately higher than traditional suburban areas. Corner stores and neighbourhood hubs are identified expected land uses in the Next Generation Neighbourhood. Subsequent applications will be required to facilitate these uses. The proposal plans for this development application are generally consistent with the ‘Warner Investigation Area (WIA) Revised Warner Concept Structure Plan”.
