A development application has been lodged for the demolition and redevelopment of the southern portion of the Springfield Fair shopping centre, located at 16-30 Springfield Parkway, Springfield in Ipswich.

Designed by Thomson Adsett, the proposal seeks the demolition of an existing standalone retail building and earthworks fronting Springfield Parkway, to make way for a larger building that will provide for a Indoor fit for purpose building that can provide for a recreation operator  to expanding the fitness offering for the area.

A single retail tenancy will be also provided within the new single storey building, which proposes to improve articulation, visual interest and improved interface to Springfield Parkway.

The proposed development layout seeks to provide improved visitor amenity at the entrance to the existing centre, with an increased activation of the existing building. The existing car park is proposed to be used in a multi-purpose capacity for with the opportunity for cross-utilisation for customers visiting Springfield Fair.



The proposal provides 268 car park spaces within the open ground floor car parking area, using the existing shared vehicle access to Topaz Road and Springfield Parkway.

The planners at Land Partners state, “The proposed extension adds a relatively modest amount of GFA, and the scale of the proposed extension is not likely to generate significant extra traffic demand relative to the available road network”.

“As an operation aimed at children, it is likely that parents/guardians will accompany children to their fitness classes and then use the period of the class to undertake shopping or other activity at the shopping centre they would have otherwise undertaken anyway. In this way, trip generation for the development is minimised”.

The proposal includes 5,996sqm of gross floor area (GFA) on the 22,010sqm site.
