A change to a development application has been lodged to modify the approved Fast Food Restaurant, located on the corner of West Street and Miles Platting Road, Rochedale.



Designed by POWE Architects and Fang Architects, the proposal seeks a re-arranged layout of Stage 2D to accommodate a Hungry Jacks’s drive through Restaurant and signage, which will form part of the approved Rochedale Town Centre (Stage 2). The proposal will retain the corner location, fronting the new access (West Street) and Miles Platting Road. The building seeks to retain the envisaged bulk and scale of the approved fast food outlet at this location.

The proposal provides 18 car park spaces (including 1 disabled car parking spaces) within the open car parking area. Vehicle access points are provided to Gardner Road and Miles Platting Road via new internal roads. Pedestrian access is provided at several locations.



The planners at Urbis state, “The re-orientation results in an additional 4 parking spaces on the site. This amendment is not likely to cause significant impacts and is intended to provide improved customer experience, whilst ensuring the appropriate parking can be delivered as part of the approved use. This change is consistent with the previously approved minor change (A005076216) which proposed a similar change, and did not result in significant changes to the overall approved development”.

“Landscaping along Miles Platting Road will also enhance the development’s appearance. The changes will also maintain the setbacks approved and allow for the loading bay to still be appropriately located behind the building and further away from the Miles Platting Road frontage”.

The proposal includes 253sqm of gross floor area on the overall 53,341sqm subject site.
