Designed by Buchan the proposal seeks short-term accommodation, including 212 rooms over an twenty six (26) storey building (96.9m in height) on the corner of Turbot Street and Roma Street. The proposal seeks to remove the existing a single storey commercial building to facilitate the proposed development.

A gym and amenities are positioned to the south-west end of the site and a kitchen, lounge and restaurant to the north-east corner of the floor.
The planners at Property Projects Australia, state “the proposed development displays outstanding architectural merit, creating a modern sleek tower, embracing the subtropical characteristics and embracing the site characteristics. While the site areas does not provide space for ground floor landscaping, this has been integrated into the built-form through vertical linkages from Roma Street Parkland to the Brisbane River“.
The proposal is for 7,960sqm of gross floor area (GFA), with 385sqm (95.7%) of site cover over the 402sqm subject site.
