A development application has been lodged for Private Hospital, Health Care Services, Shop and Food and Drink Outlet, located at 7 – 17 Wolseley Street, Woolloongabba.

The site is made up of six vacant allotments that are surrounded by the staff car park and access to the Princess Alexandra Hospital as well as an established residential area.

Designed by Design Worldwide Partnership, the proposal seeks a Hospital, Health care services, Pharmacy and Café within a single Health care building, known as “Buranda Health Hub”. The new building will have a maximum building height of 8 storeys (49.9m high). The site is within the District Centre (District) Zone and Eastern Corridor Neighbourhood Plan.

Ground Floor

Level 1

– Ground Level: Health Care Services (Allied Health), GP, Pathology, Cafe and Pharmacy
– Level 1: Health Care Services space designed as Hospital space if desired
– Level 2: Will incorporate a Hospital
– Level 3: Will incorporate a Hospital and specialist suites
– Level 4 to 6: Adaptive useability as either a Health Care Services or Hospital

The planners at Urbis state, “The proposed building height of 8 storeys is less than the maximum building height designation for the site of 15 storeys. Therefore, the proposed development does not dominate the street or pedestrian spaces, nor does the development represent an inconsistent building height which could result in an undesirable local development pattern arising”.

“The proposed development creates a consistent and cohesive streetscape through the inclusion of landscaping and a visually interesting and articulated built form. Moreover, the proposed development is consistent with the surrounding character, including other existing commercial developments. The proposed development, being a ‘Health Hub’, aligns with the surrounding character of development”.

The proposal contains 200 car parking spaces, 28 cyclist spaces (16 secured staff) and end-of-trip facilities provided on the ground floor, two basement levels and two podium levels. Vehicle access and pedestrian access are provided to Wolseley Street, with the design catering for a future separate access pathway to the existing Metro South
Health land and car parking area at the rear.
