Café & Shop – 307 Honour Avenue, Graceville
A development application has been lodged for café and shop, located at 307 Honour Avenue, Graceville.
Designed by Carbon Architects the proposal seeks Centre Activities (Food & Drink Outlet and Shop) extending an existing shop floor area of for a kitchen and a new single storey shopat the rear of the site. The site is within a District Centre Zone and surrounded by residential areas and a strip of existing shops.
The proposed development elements are as follows:
– The existing front shop (48sqm) will remain and function as seating/servery for the café.
– A small rear extension (23sqm) to the building for a new kitchen
– New shop (115sqm of GFA) to the rear of the site (sells homewares)
– 326sqm of hard stand outdoor seating area
The proposal provides no additional car park spaces, utilising the existing on-street servicing arrangement similarly to all existing uses within the commercial building. A total 186sqm of GFA is proposed, 181sqm (45%) site cover is provided on the 405sqm development site
According to the planners at Reel Planning, “The site is located in a Centre Zone, where a mix of uses and activities are expected to service the district. The proposed Food & Drink Outlet and Shop are Centre Activities and are consistent with the intent of the District Centre Zone and Sherwood-Graceville Neighbourhood Plant
The development does not propose car parking on-site as the site is approximately within 70m walking distance of Graceville train station entry. In addition, the Transport, access, parking and servicing Policy specifies a maximum, not a minimum number of car spaces for centre activities where within 400m walking distance of a dedicated public pedestrian access point of a major public transport interchange”.
