A development application has been lodged for a Residential Care Facility, located 1929 Gympie Road and Linkfield Road, Bald Hills.

Designed by Ultralinea Architecture, the proposal seeks one hundred and twelve (112) medium density units, within two (2) architecturally designed residential buildings and alterations to the retained residential care facility over 2 stages. The buildings propose a maximum building height of 3 storeys (less than 15m high) within the Emerging Community zone and has road frontage to Gympie and Linkfield Roads.



Stages
Stage 1 – 49 new units
Stage 2 – 63 new units
52 retained units (total 164 units)

Partial demolition
Stage 1 will involve partial demolition of the existing facility to provide for the drop off area, foyer, entrance, administration, extended kitchen, office and internal pedestrian connections to the residential care facility. The existing recreation room will be demolished to facilitate this proposal.

New Buildings
The proposed development provides communal open space, with terrace/balcony areas, landscaping, lounge and activities areas scattered throughout the new building floors. An existing courtyard and dining area will be used by all residents.



The proposal will result in 32 car parking spaces and 1 loading bay within the open ground floor parking. Vehicle access is provided to Gympie Road via an internal driveway. Pedestrian access is provided to the corner of Gympie Road and Linkfield Road.

The planners at Adams + Sparkes state, “the proposed expanded Residential Care Facility will increase the housing diversity contained within the Bracken Ridge and District area. It is generally compliant with the applicable assessment benchmarks outlined within the Brisbane City Plan 2014. The proposed development will provide an attractive design, minimise any impacts on the existing environmental values of the Bald Hills area and is consistent with the existing settlement pattern of the area through providing an extension to an existing facility”.

A proposed allows for 10,236.93sqm of Gross Floor Area on the 11,760sqm site area.
