Designed by DC8 Studio, the proposal seeks twenty six (26) units within a residential building that has a maximum building height of 3 stories within the low density zone and has frontage to Gympie Road. The proposal development is prepared for the Salvation Army Crisis Accommodation Services and seeks secure affordable housing.

The proposal provides private open space in the form of balconies areas, with 1,427sqm of communal open space provided to the ground level and interconnecting pedestrian space. The communal spaces includes turfed lawn, sports area, landscaping and a variety of informal seating.
The proposal provides 20 car parking spaces (including 16 resident spaces and 4 visitor spaces) within an under-croft level. Vehicle and pedestrian access is proposed via a shared access to Gympie Road.
The planners at HPC Urban state, “The design intent of the development is to provide an appropriate balance between maximising the provision of affordable housing to highly vulnerable households whilst responding to the low density residential context of the surrounding area. The outcome of this approach is a scheme which mitigates external impacts to low density residential environments whilst maximising the visual amenity of the development and usable areas for future residents”.
“The contemporary residential architectural style provides a distinguishable contribution to the surrounding residential area and does not yield unacceptable adverse impacts on the amenity of adjoining occupiers. The varied and detailed built form is appropriate for the visually prominent location within the Gympie Road streetscape”.
The proposal seeks 1,453sqm of (35%) site cover over the 4,158sqm development site.
