88 Lot Subdivision – Francis Road & Todds Road, Lawnton


A development application has been lodged for a Subdivision, located 126, 130-132, 134 &140 Francis Road and 101 Todds Road, Lawnton.

Designed by RPS, the proposal seeks a Reconfiguration of a Lot (5 Lots into 88 Lots, including new park and roads) over 5 stages.

The development is divided into two stages and sequencing is proposed as follows:
– Stage 1 provides 32 residential lots and new road
– Stage 2 provides 33 residential lots, new road and 1,044sqm new park

A 1,044sqm park is provided as part of Stage 2 and centrally located within the site. The land is dedicated to communal open space and will provide bicycle/pedestrian pathway, turfed area, seating and landscaping screening.

The planners at RPS state, “the proposed subdivision is considered to uphold the intent and purpose of the Next Generation Neighbourhood Precinct by providing a variety of lot sizes able to accommodate a diverse range of housing products while remaining considerate of the existing and established low to medium density character of the surrounding area. In this regard, the proposals density of 25 dwellings per hectare is considered appropriate”.
