First Choice Relocation & Retail – Regatta Hotel, Toowong

A development application has been lodged for a restaurant and relocation of the existing First Choice Liquor Market building that was damaged beyond repair by the 2022 Brisbane Floods. The proposal will provide an area for future development behind the existing Regatta Hotel, located at 551 Coronation Drive, 8 and 10 Landsborough Terrace and 14, 18, and 20 Sylvan Road, Toowong.

Designed by Buchan Group, the proposal seeks to provide a single storey First Choice Liquor Store to the western boundary of the site and single storey building along Sylvan Road to accommodate retail, food and drink tenancies along Sylvan Road. Additional car parking will be provided on the first floor of the new buildings and the reconfiguration of the existing car parking area.

Demolition Plan



The existing shed, structures, liquor store and car parking will be demolished to facilitate the proposed redevelopment while retaining the existing Regettal Hotel and Boat Club Restuarant with no works proposed. The removal of the large liquor store provides an additional across block vehicle access opportunity between an area set aside for future development and the Regatta Hotel and Boat club Restuarant.

The planners at Urbis state, “Following the 2022 Brisbane Floods, damage to the building resulted in the existing First Choice Liquor no longer being fit for purpose, leaving the option of demolishing and rebuilding on the same site or seeking an alternative location. The existing First Choice Liquor building is below the flood planning level, making refurbishment impractical”.

“This impact to the site has resulted in this proposal, involving the relocation of the First Choice Liquor to the lots currently occupied by warehouse type uses, which will be redeveloped for both the proposed Shop and Food and Drink Outlet land uses. This will subsequently result in the demolition of the existing building for the First Choice Liquor, providing additional parking and landscaping opportunities for the overall site, in
addition to the rooftop parking associated with the proposed new building.”

“Following the demolition and relocation of the First Choice Liquor, redevelopment to further boost the potential outcome for the site is possible, with the relocation of car parking towards Landsborough Terrace allowing for Sylvan Road to be adapted as the more primary frontage. This, in turn, allows for a more sympathetic and commensurate development potential to reflect the significance of the Regatta Hotel as a heritage site.”
