Everton Tennis Centre Redevelopment – 65 Russell Street, Everton Park
A new development application has been lodged for the redevelopment of the Everton Tennis Centre on the corner of Aldgate Street and Russell Street. The proposal requires an impact assessment for Multiple Dwelling and Reconfiguration of a Lot, located at 65 Russell Street, Everton Park.
Designed by cMacd Consulting & Design and Wolter Consulting Group for the Reconfiguration, the proposal is for twenty six (26) townhouse dwellings and subdivision of the lot into 3 small lots and 1 balance lot. The infill development, proposes the multiple dwellings over the balance lot and future dwelling houses of the 3 lots positioned along the frontage to Russell Street. The redevelopment of the site requires the removal of the existing recreational use.
A maximum building height of 2 (below 9.5m), the proposed building design seeks to address the adjoining residents, to co-exist comfortably with the surrounding mix of Low density and Emerging community zoned land and existing residential development. Access is proposed from Middlemiss Street and 2x Aldgate Street, with 2 new lots fronting Russell Street. The proposal includes a designed one-way exit point, and a one-way access driveway from Middlemiss Street.
The proposal provides 182sqm of communal space (open space), 1,336sqm of private space, boundary landscaping and total site cover is 2,270sqm of the 5,451sqm irregular shaped site (6,811sqm site in total including all 4 lots). The proposal contains 54 car parking spaces (48 car parks spaces for the residential units and 6 visitor spaces).

According to the planners at Wolter Consulting Group, “The future multiple dwellings to be provided on site will be considerate of on-site influences whilst being responsive to the surrounding nature, scale and intensity of existing and planned development. Buildings over two storeys have been predominantly located internal to the development, and sufficient setbacks provided to adjoining residential development. The proposal provides a high-quality, architecturally designed development suitable to the location, low-scale, integrated multiple dwelling development of predominantly two storeys and 9.5m which responds to the natural topography of the site. The proposal does not impact on the future development of emerging community zoned land to the south as demonstrated through the Structure Plan”.
Summary
The application seeks to increase the density set out in the Emerging Community Zone of the City Plan 2014, with proposed design that seeks to reflect the storey height, scale and slope under the Multiple Dwelling Code. The proposal seeks a modern design to integrate well with the streetscape and layout which Council may allow to integrate with surrounding residents.
