340 Lot Subdivision – Eugene Street, Bellbird Park
A development application has been lodged for a Subdivision over a 33.84ha site, located at 12 Eugene Street, Bellbird Park.
Designed by Land Partners, the proposal seeks a Reconfiguration of a Lot (2 lots into 340 residential lots) over twelve (12) stages, as well as drainage reserve, open space and new road access. The proposed lots range from 300sqm to 800sqm, with a large balance lot (Lot 700) retained for a future application and proposed 11.48ha for Lineal Open Space.
The site proposed 2 existing lots totalling 33.84ha zoned Residential Low Density and Recreation under the Ipswich Planning Scheme.

The Lineal Open Space corridor (Lot 901) is positioned along the Woogaroo Creek corridor and includes a proposed Local Recreation Park and detention basin for the development. The parkland stretches from Devon Drive to Eugene Street connecting to the existing Eugene Street Reserve. The Linear Parkland is also included along the existing infrastructure pipeline to the south of the subject site. Pocket Drainage Reserves are positions along the western boundary.
Access to the development will be from a new intersection on Fiona Street to the west, extension of Devon Drive from the north and extension of Eugene Street from the south.
The planners at Land Partners state, “the linear open space corridor within the site will be rehabilitated. While no evidence was found regarding the continuing existence of the previously identified ‘Green Thighed Frog’, the likely habitat as previously identified remains in 2 locations within the footprint of the linear open space and it is intended to enhance these areas to achieve ecological habitat suitable for the ‘Green Thighed Frog’ and ‘Tusked Frog’ to be re-estabilised”.
