A subdivision development application for Cedar Woods has recently been lodged for Reconfiguration of a Lot – Stage 3A of the Ellendale Development, located at 366 Canvey Road and 166 & 170 Ross Road, Upper Kedron.
Designed by Place Design Group, this proposal is for 28 residential lots, open space and conservation area, drainage reserve and new local road in a northern portion of the Ellendale Masterplan in Upper Kedron, with Brisbane City Council approving Ellendale Stage 2a-2e in September 2016 and currently assessing Stage 2F.
Subdivision Layout Plan
Stage 3A involves the subdivision of part of Lot 3001 to create residential lots ranging from 321sqm to 924sqm in area and bio retention lots and open space corridor. The development lot mix is as follows.

Stage 3A includes 25,000sqm of open space, which is a portion of approximately 50 metre wide corridor (Category 3K corridor) running parallel to Cedar Creek that applies to the full width of the Stage 3 area as part of the open space and conservation corridor network.
The planers at Place Design Group state, “it is anticipated that the rehabilitation emphasis for this corridor will focus on retention of existing significant vegetation and recreation of desired regional ecosystems. This will require consideration of the integrity and functionality of the waterway and minimising the extent of bushfire hazard associated with the revegetated corridor. A rehabilitation plan for works within the Category 3K corridor will be prepared following approval of the proposed subdivision and prior to the commencement of any site, operational or building works”.
The proposed Stage 3A includes the extension of the local road to a new round about and will provide a northern access connection for any future stages.
The proposal is a portion of the overall total area of 227.6 ha.
