A development application has been lodged for a Medical Centre, Retail and Office, located 62 Downs Street, North Ipswich.

Designed by Gibson Architects, the proposal seeks a mixed use development over 2 stages that will accommodate a number of land uses, including Health Care Service, Pharmacy and Office within a two (2) storey building (9.28m maximum building height), positioned on the corner of Downs Street and Fitzgibbon Street 

The existing commercial/retail building will be removed to facilitate the proposal, which will be constructed of a range of contemporary building materials oriented towards the corner of the site.

The planners at Precinct Urban Planning state“the development is an associated with a corner site situated on a prominent intersection. The built form in the surrounding area is characterised as a diverse mix of typologies and eras. The combination of all these elements enables the facilitation of a contemporary design for the built form that will add to the existing character”.

“The medical centre component of the development will be oriented towards the corner of the site. The building will be constructed of a range of contemporary building materials including fibre cement, metal cladding and glass panels. A street awning is proposed in relation to the corner aspect of the building. In terms of the building to the south, the proposed development will incorporate appropriate setback and separation distances so as to respect the existing built form”.

The proposal provides 40 car park spaces (1 PWD space) within the under croft and ground floor car parking areas. Vehicle access is provided to both Downs Street and Fitzgibbon Street, with a pedestrian access provided along the building frontage and connections to the pedestrian pathways on both street frontages.

The proposal is for 719sqm of gross floor area (GFA), with 721.6sqm (55%) site cover over the 1,312sqm site.
