A development application has been lodged for a Hotel (Bar) and Sport & Recreation, located at 31 Collingwood Street, Albion.
Designed by Conrad Gargett, the proposal seeks the conversion of part of the existing building to establish a hotel use for the purposes liquor consumption amongst a new dining and entertainment venue, which supports the microbrewery, commercial kitchen, food and drink approved over the site.
To address the proposed new land uses, alterations will be required to the internal walls, external façade, structures on both levels of the existing building to create the required space. The changes seek to maintain the external design and building footprint established and provide an upgrade to the external building.

The planners at DTS Group Qld state the development, “The proposed development represents an adaptive re-use of part of the approved microbrewery space which, once the initial production stage of the operation is complete, will have available area to utilise”.
“The hotel directly supports the primary microbrewery use and contributes to the evolving nature of the Albion industrial area situated on the fringe of the Brisbane CBD. The resultant outcome for the site will be a mixed use commercial industrial premises which is able to both co-exist with other low to medium impact industrial land uses in the vicinity and service the local, growing community made up of residents and workers”.
“The proposed hotel functions will extensively involve the sale of products that are produced on site under the current approvals. The use is complementary and ancillary to the approved microbrewery on the premises and represents an adaptive re-use of part of the approved premises and a method for the operators to directly service their local community”.
“The proposed inclusion of the hotel supports the bespoke mix of commercial industrial uses within the building and stimulates a more creative and vibrant industrial community that is responsive to changing business and community needs. Specifically, the proposal will highlight and enhance the primarily industrial operation of the site made up of the microbrewery, commercial kitchen and roastery as well as the retained indoor recreation space. Without these uses, the hotel would not operate on the premises”.
The proposal includes a gross floor area of 1,717sqm over the 1,616sqm site.
