A development application has been lodged for the refurbishment of the existing 24 storey commercial building, located at 444 Queen Street, Brisbane City.

Designed by Fender Katsalidis Architects, the proposal seeks a significant refurbishment of the existing commercial office tower on the site, repurposing the existing structure and providing a modern facelift.

– Adaptive re-use of an existing CBD tower

– New ground floor café and bar (232sqm) alfresco dining
– Appealing streetscape and activation



The planners at Urbis state, “The proposal provides for the adaptive reuse of the building’s primary structure – removing and replacing deteriorated and outdated elements including the façade. The refurbishment will bring the building to an AGrade office standard with high levels of amenity and functional tenant recreation space, that capitalise on the site’s prime waterfront location and unimpeded river views”.

“The proposal incorporates heritage cues from its neighbours, the Country Life building, as well as Customs House positioned across Queen Street. The podium has been tailored to its context, in terms of height and materiality (using a warm and neutral palette) to provide a considered transition to the heritage buildings surrounding the site, whilst aligning with the  contemporary podium form of 480 Queen, striking an appropriate balance between the two.”
