A change to a development application has been relodged for the redesign of Precinct E of the Clearview Urban Village masterplan, located at 16 Tallowood Street, the former TAFE of Seven Hills.

Designed by Heran Building Group, the proposal seeks one hundred and thirty-three (133) medium density residential within four (4) residential buildings across 2 stages. The proposed residential buildings have been repositioned on the site and have a maximum building height of 5 storeys (15m in height).

– Twenty three (23) x 3 bedroom apartments

The proposal provides private open space in the form of balconies and terrace areas, with 5,577sqm of communal open space provided to the ground floor and rooftop levels, which includes landscaping, swimming pool, barbeque, and landscaping. Internal space includes Function Room, Cinema / Lounge.

The proposal provides 214 car parking spaces (including 179 resident spaces and 35 visitor spaces), within the two (2) basement levels. Vehicle access is proposed via a shared driveway to Tallowwod Street at 2 locations and pedestrian access proposed throughout the site.

The planners at Wolter Consulting Group state, “The proposed changes to the development seek to create a more engaging, organic, and aesthetically pleasing development outcome. The augmented design will provide a development more reflective of current design standards and incorporating a single bed unit typology that is proving to be desirable in the current market. By consolidating the number of towers, space is opened up between the towers reducing the overall bulk of the development. The changes ensure a more efficient utilisation of the site and increase the marketability of the development”.

The proposal seeks 16,801sqm of gross floor area (GFA) on the 10,090sqm development site.
