Designed by 77 Architecture, the proposal seeks to retain the existing three storey building (13.4m maximum building height) and retail tenancies on the ground floor. The proposal will redevelop the existing first and second floors to provide a Childcare Centre.

The proposal seeks the internal demolition of the floor 1 and 2 of the existing building to facilitate the development and co-locate the land uses together. The childcare centre entrance will be created on the ground floor.

The proposed child care centre includes 16 car parking spaces (one (1) PWD) within an open car park. Vehicle and pedestrian access are proposed to Brunswick and Bowen Street. 

The planners at Property Projects Australia state, “The proposal seeks to retain and adaptively reuse the existing built form, with minor extensions in the form of unenclosed balconies to the south that will be utilised as outdoor play spaces. The balconies will also provide the opportunity to introduce greenery to the existing building with containerised planting along this elevation“.

The proposal includes 945sqm of gross floor area (GFA), with 835.5sqm (99.5%) site cover, over the 830sqm site.
