A development application has been lodged for a Childcare Centre and
Outdoor Sport and Recreation (Courts), located 25 Lethem Street, Hendra.

Design by Mijollo International, the proposal is for a two storey childcare centre over the site, as well as a Basketball and Handball Court that can be hired to the public. The  architecturally designed building seeks a design that provides for the amenity and building form of the surrounding low density residential area.

The proposal building seeks to reflect the surrounding dwelling houses and maintain a house-sensitive scale with a maximum building height of 8.7m with boundary landscaping. The co-located land uses seek to reflect the community uses of the former Hendra Bowls Club and avoid any unreasonable adverse impacts.

The planners at Saunders Havill Group state, “The proposed development is an architecturally designed building which utilises sensitive design and siting of facilities to minimise any adverse impacts on the amenity of the surrounding low density residential area”.

“The design incorporates architectural windows and hoods, which have been specifically designed to mirror and reflect nearby residential roof forms and shapes, in order to provide visual interest to the building”.

“The proposed development has been provided with basement parking in order to reduce the bulk and scale of the development and minimise the visual amenity impacts associated with above ground parking. As a result, the feature landscaping proposed along the front boundary of the site forms a dominant element of the streetscape”.

The proposed child care centre includes 52 car parking spaces (two (2) PWD) within a basement car parking area. Vehicle and pedestrian access is provided to Lethem Street and additional pedestrian entrances Zillman Road and Conquest Street.

The proposal includes 2,458.8sqm of gross floor area (GFA), with 1,201sqm (40%) site cover, over the 2,303.4sqm site.
