A development application has been lodged for a Café and Childcare Centre (Outside School Hours Care), located 240 Hamilton Road, Chermside.

Designed by Cyber Drafting and Design, the proposal seeks a child care centre for outside school hours care (OSHC) services within the existing Centre Church. The new childcare centre seeks to retain the existing building height, car park and gross floor area.

In addition, a separate application has been lodged for a food and beverage outlet (café/canteen) within a 20′ shipping container place on the land adjacent to the small hall building. The café will sell hot/cold beverages and pre-packaged food for consumption on and off site.

The proposed child care centre includes 44 car parking spaces (two (2) PWD) and ten (10) motorcycle spaces within the existing open car parking area. Vehicle access is provided to Hamilton Road and Pfingst Road.

The lodged town planning reports outlines, “the proposed OSHC services being co-located within the existing church premises is an appropriate outcome for the subject site and will not result in any significant adverse impacts on the surrounding natural environment, built environment and infrastructure, community facilities, or local character and amenity”.

“The shipping container unit will be fitted with a servery awning which can be opened during hours of operation and through which patrons can order food and beverages. A small number of outdoor tables and chairs will be available on a deck area for patrons wishing to remain on site while consuming food and beverage purchased at the coffee shop”.

The proposal retains the existing church gross floor area and adds a 55.9sqm café over the 4,849sqm site.
