A development application has been lodged for a Childcare Centre, located at 503 Sandgate Road, Ascot.

Designed by Push Architects, the proposal seeks a three storey childcare centre over the site, with an approximately maximum building height of 9.5m high and surrounded by an existing residential area.

The existing service station building has been demolished to facilitate the redevelopment. The proposal includes acoustic mitigation measures, landscaping screening and setbacks, to avoid any unreasonable adverse impacts.

The proposed childcare centre includes 14 car parking spaces (one (1) PWD) within an undercroft car park area. All vehicle and pedestrian access is provided to Sandgate Road. 

The planners at Urban Strategies state, “The layout considers internal flow and functionality whilst ensuring impacts external to the site are minimised. One such design consideration to minimise impacts links to the ‘U’ shaped layout of the centre, providing a centre ‘piazza’ style play space accessible to all play rooms. This central piazza areas are seen to be a design which allows for increased interaction of children between play rooms whilst also being respectful of neighbouring properties through orientating a large play area internal to the site and hence minimising any potential acoustic concerns”.

“The proposal maximises opportunities for natural shade, cooling and lighting. The proposal
incorporates extensive landscape planting that provides shade to key pedestrian links both
within and external to the site. The design of the building provides a positive interface with the street. The use of a variety of materials and design elements provides features of visual interest within the front elevation. The design is considered a positive addition to the streetscape”

The proposal includes 678qm of gross floor area (GFA), with 528sqm (65%) site cover over the 810sqm development site.
