Childcare Centre – Racecourse Road, Hamilton


A development application has been lodged for a Childcare Centre, located at 50 Racecourse Road, Hamilton.

Designed by Red Door Architecture, the proposal seeks a large three storey childcare centre over the site, surrounded by an existing residential area. The proposal will demolish the existing single dwelling to facilitate the redevelopment with new acoustic mitigation measures, screening and to avoid any unreasonable adverse impacts.

The proposed childcare centre includes 10 car parking spaces (one (1) PWD) within a basement car park area. All vehicle and pedestrian access are provided to Racecourse Road.

The planners at Urban Strategies state, “The proposal, involving a 3 storey Childcare Centre, is considered to be in line with the zoning of the site and the relevant outcomes sought under the Racecourse Precinct Neighbourhood Plan. The use is also anticipated to service the immediate local catchment”.

“The proposal strengthens this intent of the Racecourse Precinct in allow for the introduction of a use specifically referenced as being preferred within the precinct and in doing so strengthening the precincts focus on business activity and community life”.

“The proposal is designed to remain of a human scale and to reinforce the precinct’s identity and sense of place. Access from Racecourse Road is appropriately managed as demonstrated within the accompanying traffic and waste collection reporting”.

The proposal includes 624sqm of gross floor area (GFA), with 535sqm (86.46%) site cover over the 618.8sqm development site.
