A development application has been lodged for a preliminary approval, for the variation of the existing limited development zoning and Childcare Centre, located at Warner Road, Warner.
Designed by PeakUrban Planning & Survey, this proposal seeks to vary the current zoning of the Moreton Bay Planning Scheme and allow the land to be for the purposes allowed under the Suburban Neighbourhood Precinct. This will expand the varied zoning recently residential approved in proximity.
Under the new Suburban Neighbourhood Precinct, the applicant seeks to establish a childcare centre (Community activity) and neighbourhood hub to accommodate either commercial, retail, or residential use (via a future application).
A development permit for the childcare centre has been proposed to comply with the new precinct and the intent of the zone. The proposed Childcare Centre seeks to provide a services to the local existing local community and approved subdivisions within the area.
Through design and the provision of mitigation measures, the development
layout seeks acoustic screening is provided along the south-eastern boundary to ensure that the proposed development does not negatively impact the south-eastern adjoining lot’s amenity.

The proposed childcare centre includes 49 car parking spaces (one (1) PWD) within an open car park area. All vehicle and pedestrian access is provided to Warner Road.
The planners at PeakUrban Planning & Survey state, “Construction of the buildings will occur over two (2) stages however the carpark is proposed to be delivered wholly irrespective of the staging of the proposed buildings.
The Child Care Centre is proposed to be an L-shaped building, opening up to a large outdoor space with ample room for children’s activities. Its opening is orientated to the north-west, providing an abundance of natural light onto the expansive outdoor space providing unimpeded breezes into the verandas and indoor spaces. The proposed Child Care Centre’s orientation also creates a seamless barrier against the light industrial uses of the adjoining lot to the east.”.
