A development application has been lodged for a Childcare Centre, located at 164 Kianawah Road, Wynnum West.

Designed by Architectural Collaboration, the proposal seeks a single storey childcare centre over the vacant site, with a maximum building height (under 8.7m high). The proposal seeks to protect the existing streetscape and amenity of the surrounding residential area.

The proposal provides a timber acoustic fence with glass panel sections to provide visual and acoustic amenity to the surrounding area. Existing trees will be retained along the west and east boundary, with additional landscaping placed within the site to contribute to streetscape.

The proposed child care centre includes 24 car parking spaces (one (1) PWD) within an open car park area. All vehicle and pedestrian access is provided to Evelyn Road and Jillian Place.

The planners at Urban Strategies state, “The development has been designed with consideration of the site’s location within the Emerging Community zone and with consideration of the existing built form and style of surrounding residential development. The proposal also reflects the bay side character and the sub-tropical climate of Wynnum West“.

“The façade bulk is also broken down into sub elements through variation in colours and materials, and an interesting roof form, all of which ensure a village feel appropriate with the surrounding suburban scale”.

The proposal includes 901sqm of gross floor area (GFA), with 1,216.3sqm (41.5%) of site cover over the 2,931sqm site.
