The planners at Town Planning Alliance state, “The proposal seeks to establish a use that will directly benefit the local community by providing a service where a demand is evident. The proposal has been designed to ensure it is of a scale and built form that is not overbearing in nature and is sympathetic to the surrounding residential context. The development incorporates acoustic fencing, landscaping and appropriate setbacks to prevent any adverse impacts on the amenity of nearby sensitive uses“.
The proposal includes 757.4sqm of gross floor area, 754.56sqm (57.6%) of site cover over the 1,310sqm site.
