Designed by Imagine Education, the proposal seeks a three storey childcare centre over the site, with a maximum building height (under 10.2m high). The proposal seeks to integrate a unique art deco architectural design with the existing shop front streetscape and complement the subject site and existing centre activities established along this stretch of Samford Road.
The proposal will demolish an existing commercial retail tenancies and structures to facilitate the redevelopment.

The proposed child care centre includes 33 car parking spaces (one (1) PWD) within an under croft car park area. All vehicle and pedestrian access is provided to Bere Street.
The planners at Tract state, “the building has been designed to reflect elements of modern art deco to ensure the design is reflective of the character and design of the nearby strip shops. High arches and breeze block articulation has been incorporated into the building’s design to create visual interest along the Samford Road and Pickering Street facades. An awning is proposed over the pedestrian pathway along Samford Road“.
The proposal includes 1,sqm of gross floor area (GFA), with 1,887sqm (71.7%) of site cover over the 2,629sqm site.
