Childcare Centre – Abbotsleigh Street & Melba Crescent, Holland Park

A development application has been lodged for a Childcare Centre, located 56 Abbotsleigh Street and 19 Melba Crescent, Holland Park.

Designed by Ferro Arch Architects, the proposal is for a Child Care Centre with a maximum building height of 2 storeys (approximately 9.5m high). The site is within a low density residential zone and seeks to remove the existing residential buildings to facilitate the proposal.

The proposed childcare centre design seeks to represent two individual building elements that are reflective of the previous dwellings positioned on the site.

Development Details
– 84 children
– GFA 800sqm
– 3 external play area (706sqm)
– a tier boundary landscaping
– Foyer/lift
– Acoustic fences
– Under-croft car parking

Hours of Operation
– 6:30am – 6:30pm Monday to Friday

The proposed child care centre has been designed to suit the terrain and provides an under croft basement car park, providing 20 car park spaces (one (1) PWD space). Vehicle access is proposed to Abbotsleigh Road, with separate pedestrian access provided to via Melba Crescent in close proximity to the Abbotsleigh Street corner.

The planners at Urban Planning Services state, “the architectural design of the proposed Child Care Centre has adopted a sympathetic approach to the character and scale of existing buildings within the surrounding locality, having involved a thorough analysis of the local neighbourhood characteristics and the Hillside Character Precinct of the Holland Park – Tarragindi Neighbourhood Plan Code, and the mixed built form character occurring within the Abbotsleigh Street locality.

The design outcomes result in a built form that fits comfortably within the street scene, being reflective of the traditional Queenslander architectural character.  The form and appearance of the proposed Child Care Centre building, complemented by high quality landscape design, respects the prevailing local built environment characteristics and promises to deliver a visually pleasing addition to the streetscape.”

The proposal includes 800sqm of GFA, with 649sqm (49%) site cover over the 1,310sqm site.
