A development application has been approved for a Childcare Centre, 616-618 Browns Plains Road, Marsden.

Designed by Jorgensens, the approved proposal is for a Child Care Centre with a maximum building height of 1 storeys (approximately 6.308m high). The site is within a Low-Medium Density Residential zone and will remove an existing residential dwelling and tennis court to facilitate the proposal.

The proposed child care centre has been designed with a ground level open car parking, providing 40 car park spaces (one (1) PWD space). Vehicle and pedestrian access is proposed to Second Avenue.

The planners at Urban Planning Services state, “the massing of this buildings has been carefully configured to achieve an outcome that complements the existing residential character of the area whilst achieving an appropriate efficiency and functionality of the site”. “the development will make efficient use of existing infrastructure and will not cause adverse impacts upon the character and amenity of the surrounding locality which is predominantly residential in nature”.

The proposal includes 998.38sqm of GFA, with 1,411.29sqm (35%) site cover over the 6045sqm site.
