Boutique Cinema, Health Club & Childcare – Ferny Grove

Cinebar Cinema, Goodlife Health Club and Goodstart Childcare Centre have been announced as the next tenants for the $140 Million transport orientated development, located at Samford Road, Ferny Grove.

Cinebar is a boutique cinema initially established in Rosalie and is now expanding into the 2,100sqm tenancy to provide a cinema experience for Ferny Grove Central.

David Taylor, co-owner of Cinebar outlined that discussions had been occuring for a couple of years.

“It was doing our head in because there were pressures coming at us from all sides. Cinemas were shutting down, streaming was seemingly taking over the world and distributors were creating their own platforms”.

“So you had to have balls of steel to say yes but we all discussed it and usually the consensus of the group is a good one, so it’s a great opportunity”.

“Because it’s greenfield it’s an amazing opportunity to do all the things there that we’ve been slowly incorporating into Rosalie”.

“The unique thing about us is that we are the only cinema in Brisbane which offers total full service, kitchen and waiters,” he said.

Cinebar will join Goodlife Health Clubs and a Goodstart Early Learning childcare centre in the retail hub, with Woolworths Supermarket and Dan Murphys announced as anchor tenants in the mixed use development adjacent to Ferny Grove railway station.

Taylor Macri, from JLL outlined how Ferny Grove Central was proving popular with quality tenants looking for projects that cater to local communities as the work-from-home trend continues to dominate.

“We have seen a massive uptake in leasing activity post Covid across suburban centres like Ferny Grove”.

“Many people are still working from home and-or part time and this has allowed tenants in these developments and centres to experience a significant increase in turnover”.

“Local and national groups are also expanding their footprint by relocating to Ferny Grove Central and future-proofing their businesses by capitalising on this growth,” Mr Macri said.

The Ferny Grove Central redevelopment is being lead by Honeycombes Property Group, with managing director Peter Honeycombe outlining the mix and calibre of the anchor tenants reflects the demand for quality retail in the area.

Designed by bureau proberts the new neighbourhood centre development incorporates a mix of centre activities, including a supermarket, restaurants, retail and recreational facilities contributing to an urban hub supported by the existing train station and bus interchange.

The elongated 3.5ha site is bounded by Lanita Road, Conavalla Street, Samford Road, Arbor Street and adjoins the Ferny Grove Station. The development is recognised as a Transit-orientated development (TOD) and is proposed over four (4) stages. The proposal seeks to provide an assortment of uses to support the local area and commuters of the existing ferny grove train station.

Parking Station
The new structure will provide 428 car parking spaces over 3 levels (approximately 8.5m high) and will have vehicle access to Conavalla Street and Samford Road via an internal road. The publicly accessible commuter car park.

East and West Buildings
The two (2) inter-connected buildings will be between three (3) storey and six (6) storey design, plus basement car Parking. The 5,500sqm eastern building and 8,100sqm western building will provide an range of land uses in an open mall design to encourage pedestrian movement.



Residential Tower
The proposal includes sixty four (64) multiple dwellings within a six (6) storey residential tower with one (1) to three (3) bedrooms units and ground flood retail (140sqm). The units range from 52sqm to 116sqmin size, with balcony private open space and rooftop communal space that includes barbeque, pool, lounge and open terrace space.
