A development application has been lodged for a Residential Tower, located at 6 Blackall Street, East Ipswich.

Designed by Studio Mossi, the proposal seeks thirty-six (36) high density apartments within residential tower that has an overall slim and elevated design to address the property shape and proximity to the Bremer River.

The building proposes a maximum building height of 8 storeys (33.9m high) within the CBD Residential High Density and Recreation zone and has road frontage to Blackall Street. The existing single dwelling will be removed to facilitate the proposed development.

– Twelve (12) x 3 bedroom apartments

The proposed development provides private open space in the form of balconies for every unit (ranging between 24.51sqm to 51.2sqm) and 2,264sqm of communal open space is provided to the rear of the site which is free of any structures within the Recreation zone.

The proposal contains 46 car parking spaces (42 car parking spaces and 4 visitor space) and 12 bicycle parking spaces are provided within undercroft car parking levels.

The planners at Place Design Group state, “the building’s unique façade is characterised by balcony forms fronting the street and park land, architectural screening, green walls, varying scales of recesses and differing materials, colours and textures. These design elements integrate with the landscaping at the lower level to achieve a visually balanced façade and high level of streetscape appeal. Additionally, each unit is dual aspect which allows for natural ventilation, as well as providing two outlooks. The proposed building employs the use of a high quality architectural design which achieves a building bulk and scale that is consistent with the zoning and the immediate locality”.

The proposal includes a site cover of 830sqm (62.5%) over the 3,592sqm subject site.
