A development application has been lodged for a Childcare Centre and Building work (partial demolition) on a pre-1946 dwelling, located at 105, 107, 111 Beaudesert Road & 78 Durack Street, Moorooka.

Designed by Local Office Architecture, the proposal seeks partial demolition of the existing pre-1946 dwelling house, so that it can re-purposed for the proposed Childcare Centre. The existing veterinary service is proposed to be retained and co-located on the site.

The new childcare centre will be two (2) storeys in height (maximum building height of 8.94m). The existing structures apart from the 2 existing dwellings on the site will be removed to facilitate the proposal. The existing vet and new childcare centre will be provided under-croft car parking and a new vehicle cross over to Durack Street.

The existing northern dwelling will accommodate reception, three (3) children rooms and staff rooms. The first floor will include four (4) children rooms and large outdoor play area. The rooms are linked to each other via an internal covered pathway that leads from the second storey of the retained dwelling.

The proposed child care centre includes an under croft ground floor car parking area, providing 23 car park spaces (one (1) PWD and Van space). The proposed seeks all vehicle and pedestrian access via Durack Street. An additional pedestrian access is provide to Beaudesert Road.



The planners at Town Planning Alliance state, “The subject site is located in the Low-medium density residential zone. The overall outcomes of the Zone code specifically make provisions for a Childcare Centre use where it is to serve a local community need. The proposed Childcare Centre is considered appropriately located and will service a residential catchment currently demonstrating demand for the use”.

The proposal includes 812.8sqm of gross floor area (GFA), including 1,184.5sqm (47.65%) of site cover across the 2,486sqm site.
