Azure Development Group latest development application has been lodged for Multiple Dwellings, located 133 Government Road, Richlands.
Designed by Red Door Architecture the proposal seeks to provide fifty (50) x3 bedroom townhouses over two (2) stages. The proposal seeks a low-medium density, with the townhouses arranged in clusters strips between 2-7 dwellings within 4 building groups. The buildings have maximum building height of 2 storeys (under 9.5m high).

Stage 1 – 29 Dwelling Units, visitor car parks, communal space, new access and internal roads
Stage 2 – 21 Dwelling Units, visitor car parks and internal roads
Each dwelling is provided with private open space in the form of courtyards that have been positioned outwards along the site boundaries or facing internally within the site. Communal space has been provided in stage 1, providing a new swimming pool, sun lounge area and lawn space.
Vehicle access is provided to a Government Road via a private internal road, with pedestrian connections provided to the future park to the rear of the site and Government Road.

Communal Area
According to the planners at Town Planning Alliance, the proposal includes “the proposal presents an attractive design which marries into the existing streetscape of the area. The development adopts a high quality built form outcome that incorporates the use of design elements such as variations in materials, variations in finishes, recesses and screening that articulate the building façade and provide for a high degree of visual appeal.”
The proposal is for a total site cover of 4,273.9sqm (42.1%) over the 10,152sqm rectangle shaped lot.
