A development application has been lodged for Multiple Dwellings and Subdivision, located 420 South Pine Road and Ashmore Street, Everton Park.
Designed by Ellivo Architects, the proposal seeks to provide Eighty Five (85) townhouses, of a low-medium density nature arranged in duplex, triplex and quadplex building formations and have a maximum building height of 3 storey (less the 10m maximum). The existing local heritage house on the site will be retained on its own lot, positioned beside the entrance.
Designed by RPS, the proposal seeks a Reconfiguration of a Lot (11 lots into 54 residential lots),not including one open space/drainage reserve, areas for multiple dwellings and new internal roads

– Seven (7) Lots ranging from 463sqm – 806sqm (Standard Lots)
– Forty Seven (47) Lots ranging from 282sqm – 553sqm (Small Lots)

Each dwelling is provided with private open space in the form of rear courtyards and balconies (ranging from 47.86sqm – 220.32sqm) providing 6450sqm in total.
Twelve (12) pocket communal recreation areas provides lawn, shelter, seating and trees contributing to the 2,248.16sqm of open space proposed.
184 car park spaces (including 170 resident garaged spaces and 14 visitor spaces) are provided, with main access to the development proposed from Ashmore Street, via the new internal road and linking shared driveways. The proposal provides an emergency access point at the north-east corner connecting to South Pine Service Road.
As part of the development a large communal recreational area overlooking the retained wetland is provided to the south of the site, consisting lap pool, barbeque area, seating, lawn area for all residents.
The unique wetland is retained and approximately 1.048ha, which sits beside the Kedron Brook Creek. A boardwalk and pavilion is open for the local community to overlook the wetland.
The planners at Urbis state the, “wetland will connect to the environmental values contained within Kedron Brook Creek and is considered a superior design outcome from an environmental perspective”.
“Communal recreational area provides an excellent location for all residents to view the wetland. In conjunction with the recreational area and wetland, the proposal allows for a range of uses and flexible use. The wetland will significantly improve the amenity of the area and provide something for the local community and residents to interact with.”

The proposal seeks a site cover of 10,228sqm over the subject 11 lots, with a total site area of 61,020sqm.
