A development application has been approved for the Master Plan and Stage 1 of the Carseldine Urban Village, located at 532 Beams Road, Carseldine. The proposal was lodged 4 May 2018 after the announcement of the urban village concept in 2016.
Cameron Dick, Minister for State Development, Manufacturing, Infrastructure and Planning announced the approval outlining the ultimate four staged development will transform the site into a strong community with numerous benefits.
“The approval follows community engagement and several comprehensive reports, including a traffic impact assessment, stormwater management and ecology report”. “This thorough analysis will ensure the proposed urban village is designed with the needs of residents and the local environment front-of-mind”, Mr Dick said.

The approval comes on the back of the Stage S approval for a $6.5 million sport and recreation precinct, boulevard entrance point and subdivision for 3 master lots for future redevelopment.
“The sport and recreation precinct is expected to be completed in mid-2019, with Stage 1 construction commencing after, so the community will maintain uninterrupted access to open space while works progress”, Mr Dick said.
The redevelopment will provide a mix used development with a selection of new housing options and public spaces. The proposal will require the upgrade of 3 intersections as a result of the changing use.
– Zillmere Road and Dorville Road
– Beams Road and Dorville Road roundabout
– Carseldine Station park ’n’ ride entry on Beams Road.
Bart Mellish, Member for Aspley outlined that detailed traffic studies recommended the upgrades as part of the urban village project and would address key issue identified by the community.
“We’ve heard the community, we’re acting on their feedback, and these intersection upgrades will be beneficial for local residents”. “The development will also result in a vibrant village heart including retail and social space, and plenty of new housing, with Stage 1 featuring around 50 terrace homes and a proposed retirement site for different levels of mobility.
“We’re also committed to the ongoing protection of native flora and fauna, and the rehabilitation of Cabbage Tree Creek”. “Thirty new termite and rot proof nesting boxes will be installed in existing bushland, providing shelter for gliders, parrots and bats, while further conservation measures are to be introduced as works progress.” Mr Mellish said.
By December 2018, the State Government will seek construction partners via expressions of interest to construct Stage 1 of the Carseldine Urban Village Masterplan
