Approved – $32 Million Bunnings Warehouse, Pumicestone Road, Caboolture

The new $32 Million Bunnings Warehouse located 459 Pumicestone Road, Caboolture has been approved by Moreton Bay Regional Council.

Designed by Michael Carr Architect the proposal is for a Hardware and Trade Supplies, Garden Centre, Food and Drink Outlet, and Showroom of large retail format over Phase 4 of the SunGATE Business Park redevelopment.

The new building is broken into four areas with a maximum building height of 1 storey (13m maximum) and will be developed in two stages (initial Bunnings and a extension).

The proposal will remove remanences of the former ‘Big Fish’ go kart track and dam to facilitate the redevelopment. The new Bunnings Warehouse provides a unique Bruce Highway location frontage and is integrated with the surrounding retail, tavern and travel centre approved over the site.

Bunnings Layout

– Stage 1 – 14,012sqm
– Stage 2 – 3,293sqm

Development Detail (completion of stage 2)
– Main Warehouse Area – 9,344sqm
– Nursery Area – 1,407sqm
– Timber Trade Area – 2,683sqm
– Entrance – 865sqm
– Building Material /  Landscape – 1,687sqm

The proposal provides landscaped edges along the internal roads, with pedestrian connections provided throughout the car park area to the provided footpaths.

A total of 407 car parking spaces are proposed including 10 spaces for accessible parking, 12 trailer bays, 2 truck bays and 7 trolley bays. The proposed includes internal roadway access from through the surrounding redevelopment to Pumicestone Road.

According to the planners at Colliers International, “The proposed Bunnings will not impact on the performance or intent for any local, district, major regional or principal regional centre in the Moreton Bay Regional Council (or any other LGA). Furthermore, the report finds that no material expenditure will be diverted from these shopping centres, or precincts as the patronage patterns of residents and businesses are already shaped by the extensive presence of Bunnings, hardware, building supplies and related traders in the LGA”

“The scale of the market demand and the level of assessed economic need provides ample justification for the proposed Bunnings to be developed on the subject site as an out-of-centre location but recognising that a number of centre uses (most notably the supermarket anchored shopping centre) are approved adjacent to the proposed Bunnings which if considered as a combined precinct (including Bunnings) will function as a lower order activity centre with a specialised major retailer”.

The proposal is for 17,305sqm of GFA, including a site cover of 16,944.2qm (31%) over the 54,829sqm subject site.
