A development application has been lodged for a Service Station, Fast Food, Childcare Centre and Retail development, located at 560 Anzac Avenue and 9-13 McGahey Street, Rothwell.

Designed by Push Architecture, the proposal seeks a mix of land uses within three building forms designed for each relative purpose, each strategically placed to the north, centre and south of the site, with a maximum building height of 2 storey (8.5 metres in height).

The service station and fast food tenancy building is separated from the proposed childcare centre building, by a retail centre building with associated outdoor laneway dining.

The proposal seeks to provide pedestrian access walkways along the frontage of all retail tenancies and to the proposed tenancies from Azac Avenue. A pedestrian connection for the proposed childcare centre is also provided from McGaney Street, which also connects to the retail tenancies via pedestrian crossings. No pedestrian access linkages have been provided to the service station.

One hundred and seventy two (172) shared car parking spaces (two (2) PWD spaces) are proposed with access via an internal manoeuvring area to either Anzac Avenue or McGahey Street. The boundaries of the site include a landscaped buffer.

The planners at Urban Strategies state the proposal, “The proposed neighbourhood hub is of a scale which remains subordinate to other centres within the region, with a combined gross floor area and tenancy sizes much smaller than a Local Centre, and smaller than the Specialised Centre to the north which contains predominately large format retail uses”.



The proposal includes 2,829sqm of gross floor area (GFA) on the 13,244 sqm site.
