Designed by Wiltshire Stevens Architecture, the proposal seeks a mix of land uses within a boutique cluster of commercial buildings and associated outdoor dining areas. The proposal is over two buildings forms to the north and south of site, with a maximum building height of 3 storey (4.5 metres in height).
The proposal seeks to provide a pedestrian access spine running the length of the site, to encourage functionality and thoroughfare of the facilities provided on-site.
Two (2) Retail tenancies (500sqm and 78sqm)

Two (2) Food outlets (78sqm and 67sqm)
58 car park spaces are provided within a split single basement and open ground floor car parking area. Two vehicular access locations are provided to Adelaide Street via a shared driveway. Pedestrian access is provided to multiple locations on across the site.
The planners at Bplanned state the proposal “demonstrates that the site is not suitable for a multiple dwelling, and that the proposed commercial development would assist to mitigate existing amenity and privacy impacts on the adjoining residential premises. Hence the proposed commercial development is well designed and may, given community sentiment on multiple dwellings, be considered by a significant portion of local residents, to be a suitable alternative built form”.
The proposal includes 1,157sqm of gross floor area (GFA), with (35.9%) of site on the 1,937sqm site.
