A development application has been lodged for Multiple Dwellings, located at 902-904 Hamilton Road, McDowall.
Designed by Wiltshire Stevens Architecture, the proposal seeks ninety five (95) townhouses of a low-medium density nature over three (3) stages. The proposal is within an emerging community zone and will remove the single dwelling to facilitate the development.
Development Details
– Seventeen (17) x 3 bedroom townhouses
– Seventy Eight (78) x 4 bedroom townhouses
The townhouses are arranged in clusters of 2-4 building formations and have a maximum building height of 3 storey (less than 9.5m in height). Each dwelling is provided with private open space in the form of rear courtyards ranging between 35sqm – 134sqm that have been positioned inward facing to the central open space and outwards along the site boundaries.
1,191sqm (30.4%) of the site is proposed for communal open space, provided centrally and along the site boundaries, allowing each townhouse more usable outdoor space. The communal open spaces will include barbeque facilities, shade trees, turfed areas and seating.

206 car park spaces (190 residents and 16 visitor spaces) are provided, with the main access proposed via new internal common driveway connection to Hamilton road. Pedestrian access is provided to Hamilton Road and Andress Street.
The planners at Town Planning Alliance state, “the proposal achieves a high quality built form outcome that will co-exist comfortably with adjoining uses by providing for a design that supports the residential amenity of the locality and maintains the living conditions of residents with regards to privacy and continued access to the presiding climatic conditions. Furthermore, the design of each building modules utilise a range of elements that break up the building façade and create an appearance of detached dwellings.”
The proposal includes a site cover of 8,349sqm (41.2%) over the 20,270sqm subject site.
