An ‘Other Change’ development application has been lodged for Multiple Dwellings, located at 2236 Beaudesert Road, Calamvale.
Designed by DBI, the proposal seeks eighty four (86) townhouses of a low-medium density, arranged in clusters of 3-4 dwellings in 6 rows over the site. The buildings range in height, with the maximum building height of 2 storeys.
The proposed development will extend Dalwood Street and provide a dedicated cul-de-sac for pedestrian connectivity and open space and vegetation to the east of the site. The proposal has also been set back from Beaudesert Road to allow for future road widening. The proposal seeks to redevelop the site and remove the various forms of vegetation.

Approximately 2,985sqm has been provided in 2 communal open space areas and pedestrian pathways are provided along the extended Palatine Street the through the dedicated land to the east connecting to Brentwood Street.
231 car park spaces are provided (208 residents and 23 visitor spaces), with vehicular access taken from an extension to Palatine Street. Pedestrian access is provided to Palatine Street, Brentwood Street and Dalwood Street.
The planners at Urbis state, “The proposal represents a change application to an approved development application for Multiple Dwellings which retains the approved multiple dwelling use, while reducing the number of overall dwellings and associated dwelling density”.
“The modern, architectural design that has been proposed as part of this change application capitalises on the sites location and standing within its urban context. The incorporation of significant open space and deep planting coupled with the variation of form and materials that has been incorporated into each dwelling improves the visual standing of the development and significantly reduces the overall bulk and scale of the
proposal in comparison to the existing approval”.
The proposal includes 6,431.2sqm (27.7%) of site cover, over the 26,554sqm subject site.
