A development application has been lodged for Mirvac for a Commercial Office Building, located 80 Ann Street (62 Ann Street and 71-97 Turbot Street), Brisbane City.
Designed by Woods Bagot, the proposal is for Centre Activities (Office, Food and Drink Outlet, Shop, Childcare Centre and Indoor Sport and Recreation) integrated into the five (5) storey podium, heritage listed building and twenty (27) storey single commercial tower, with a maximum building height of 32 stories (approximately 145m). The proposal seeks to retain the heritage listed masonry building on Turbot Street and integrate the building into public plaza space.
The proposed development includes two (2) basement levels to accommodate 124 car spaces (including 4 motorcycle spaces) and services.
The Turbot Street and Ann Street (upper and lower) levels includes activated public plazas, heritage building elements on display and cross block pedestrian connections. The proposal includes four (4) identifiable places and connections for the public realm, being Market Lane, Market Place, Ann Street Park Entrance and Atrium.
Market Lane will provide a pedestrian arcade connecting Ann Street and Turbot Street along the southwest boundary. The laneway includes retail shopfronts, landscaping, feature lighting and seating areas.
Market Place will within a heritage structured retail space within the adaptive reuse of the masonry heritage building. The retail space will provide outside dining area and seating, with the included bicycle storage and end of trip facility connections.
Ann Street Park Entry includes landscaped public open space within the setback from Ann Street, with the Atrium marking the entrance with a ‘façade canopy’ and include landscaped pedestrian spaces. A ‘Circulation Zone’ will be a shared area for pedestrians and vehicles that includes the vehicle access from Turbot Street and port-cochere.
The podium is presented as five (5) storeys behind a glass façade. The floors contain open public plaza, business lounge, end of trip facilities, retail space, lobby/lifts and office space. The first floor can be access directly from escalators from the ground floor. The podium accommodates office floors on Levels 1-4, with Level 4 offering podium top external terrace space.

The planners at Cardno state, “the proposed development has been designed to create a unique building that connects the city to the workplace and the workplace to the city. The design of the building is ultimately tied to its place within the context of the CBD as well as its relationship to the heritage elements on the site. The choice of materials is linked to this development context, with high quality materials proposed for durability. Public art will be provided as part of the development, designed in compliance with Brisbane City Council’s public art policies”.
The proposal is for 76,437 sqm of GFA, with 2,755sqm (49.9%) of site cover over the 5,482.1 sqm subject site.
